Description
When the Alps are your daily view—and the return on investment comes along with it
Leukerbad is located at 1,400 meters—and right here, in a well-maintained building with a new elevator, a 2.5-room apartment awaits that rarely comes on the market. Not because of the price. But because it delivers what many promise: two balconies, a view of the Gemmi that defies description—and a studio next door that’s already rented out.
What makes this property special:
️ View of the Gemmi — Your own personal view, every morning, of one of the most impressive mountain ranges in Valais
Two units, one purchase — Apartment and studio side by side, ideal as a combined investment property
Rental income covers the mortgage — Rental income from the studio covers the mortgage and utilities — a true rarity in Leukerbad
Stable rental demand — The nearby HES university ensures constant demand; the studio is already leased through July 2027
️ Building in top condition — New roof, new elevator, renovation fund of CHF 112,885 (as of 2025) — no unpleasant surprises
? Triple-glazed windows — Optimal thermal insulation for Valais winters, low heating costs
️ Smart layout — Hidden sleeping areas in built-in closets, plenty of storage space — no space is wasted
Two balconies — A private retreat and an open terrace — Sun and Alpine views whenever you want
The Apartment — Room by Room
You enter the apartment through an inviting entryway. Adjacent to it is a bathroom with a toilet and sink—practical, compact, and well-laid-out.
The bedroom, with its own private balcony, offers the retreat you crave after a long day. The well-equipped kitchen offers everything you need—nothing superfluous, nothing missing.
The centerpiece: a spacious living room with a dining area, equipped with plenty of built-in cabinets and two clever sleeping options—discreetly integrated into the furniture, ideal for guests or vacation rentals. From here, the door leads out to the second balcony—with an unobstructed view of the Gemmi. What more could you ask for?
The studio—right next door
Just behind the adjacent door: a self-contained studio with a cozy sleeping area—two beds, elegantly hidden in built-in closets. A small kitchen and a beautiful bathroom with a shower and window round out the unit. Currently leased through July 2027—the rental income starts from day one.
Leukerbad—more than just a town
Leukerbad is no ordinary Valais town. The world-famous thermal springs, the alpine scenery, the tourism—and on top of that, a university of applied sciences that sends students looking for housing every year. That’s what makes this property special: You’re not just buying an apartment. You’re buying a place that’s in high demand.

Situation
Leukerbad isn’t just a stopover—people come here because they want to be here. Nestled between the rocky cliffs of the Valais Alpine valley, it features thermal springs, a ski resort, and the Gemmi right on its doorstep. The village attracts guests, tourists, and people who want to live surrounded by nature all year round.
Leuk-Stadt is just 20 minutes away, and Visp—with its train connection and employer Lonza—is less than 30 minutes away. The nearby HES ensures steady demand for rentals. In the village itself: everything you need for daily life—shopping, restaurants, a pharmacy, and a doctor.
Municipality
Leukerbad has a population of approximately 1,519 residents (2024)—a small community with a clear focus: tourism, health, and the alpine quality of life. The population is growing.
The municipality is home to around 100 businesses, more than 60 of which are in the hotel and hospitality industry. In addition, there is the Leukerbad Clinic, the Valais University of Applied Sciences (HES) with its physical therapy program, 3 public thermal baths, and 2 mountain railways—an infrastructure that is exceptional for a municipality of this size.
The municipal tax rate is 1.51 (2025). Transportation: Sierre is about 40 minutes away, and Visp and Sion are less than 50 minutes away—all by car.
What this means for investors: high demand, low vacancy rates, and a location that isn’t dependent on a single industry—but rather on health, nature, and education all at once.
Shops/stores
Leukerbad offers everything you need for daily life—right in town. Both Migros and Coop have their own stores here, which is not something to be taken for granted in a town of this size. Bakeries, a pharmacy, and local shops round out the selection.
Public transport
Leukerbad is easily accessible by car—the cantonal road leads directly into the valley and is open year-round. Leuk-Stadt is about 20 minutes away; from there, there is a direct connection to the Brig–Visp–Lausanne railway line. Visp, with its train station and highway access, can be reached in just under 30 minutes, Sierre in about 40 minutes.
For public transportation, there are regular PostBus connections between Leukerbad and Leuk-Station—from there, you can travel throughout Switzerland. Even if you don’t have a car, you can still get around easily.
